Buy First or Sell First? How to Make Your Next Move in the Twin Cities

It is the question almost every move-up buyer in the Twin Cities runs into: do I buy my next home first, or sell the one I am in? There is no universally right answer, but there is a right answer for your situation. Here is how I help clients think it through.

The case for selling first

Selling first gives you certainty. You know exactly how much you walked away with, so you can shop with a real budget and a strong, non-contingent offer, which matters a lot in a competitive spot like the west metro. The trade-off is the gap: you may need somewhere to live between closings. Options include a rent-back agreement, where the buyer lets you stay a few weeks after closing, a short-term rental, or staying with family. It is less convenient, but financially it is the safer path for most people.

The case for buying first

Buying first is about lifestyle and timing. You find the home you love, move on your schedule, and never have to move twice. The catch is money and risk: you either carry two mortgages for a stretch, or make your purchase contingent on selling your current home, which weakens your offer. In a balanced or slower market this can work. When inventory is tight and homes move fast, a contingent offer often loses to a cleaner one.

The middle path: line them up

Most of my clients land somewhere in between. We list your current home and shop for the next one at the same time, then structure the closings so they land within a week or two of each other, often using a rent-back so you are not without a home for a day. It takes coordination, but done right you sell high, buy smart, and move once.

How to decide

Ask yourself three questions. How much cash do you have for a down payment without your current home's equity? How competitive is the market for the home you want? And how much stress can you tolerate around timing? If you have flexibility and cash, buying first is comfortable.
